What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. It's a reasonable effort to disclose the condition the day of the inspection...it's a look at the home with an experienced eye.
Who is an inspector and what does he/she do?
Home inspectors are generalists with a broad knowledge on many topics. They cannot see every facet of your house because approximately 3/4 of the components of a house are concealed or out of sight. The home inspector does a visual inspection and reports the major deficiencies that may exist at the time of the inspection.
What does a home inspection include?
This list is not all inclusive but includes the main areas you should expect to be covered.
The area around the house...such as grading/drainage, driveways, walkways, and patios.
The exterior...such as exposed foundation, roof, chimney, flashings, siding, exterior plumbing and electrical.
The interior ...including basement, exposed/accessible sills, floor joists, all living areas, baths, kitchen, doors, windows, insulation and ventilation.
And also the mechanical systems ...heating, plumbing and electrical systems.
The American Society of Home Inspectors (ASHI) publishes a Standards of Practice and Code of Ethics that outlines what you should expect to be covered in your home inspection report.

How do I find a home inspector?
You can ask friends or business acquaintances to recommend a home inspector they have used. Perhaps your real estate attorney may be a good source for a referral, and/or your broker can provide you with a list of Massachusetts licensed home inspectors. You can also check this list yourself at (www.mass.gov). Other sources are by checking for certified home inspectors on the ASHI (American Society of Home Inspectors) web site. (www.ashi.org) or the NAHI (National Association of Home Inspectors) web site (www.nahi.org).
